I am a recently married young
professional -my husband and I have been renting from Omnibus for almost a year and plan to rent the same unit for a couple more years.
PROS: We love Sherry and Allison -they are always pleasant to talk with and really care that we are happy in our apartment. The maintenance staff (Monitor) are FANTASTIC! They are quick to respond to requests (usually the same-day, regardless of time). In a recent storm, our neighbor's tree fell across our wooden sidewalk -they were out in the snow and wind fixing everything! We feel that the price right now is reasonable and the other tenants are respectful. When they raised our rent at the time of renewal, they even worked with us for a negotiated rate in between, which we greatly appreciated.
CONS: while Monitor is quick to respond, their quality of work is hit-or-miss. (Note, I think they contract some of the work such as painting and counter resurfacing out to other cheaper companies which is where most of my complaints lay).
All in all, my husband and I feel that renting our Omnibus unit now is a better value than buying a home. It appears that most of the negative comments are coming from students.... and oh boy, I remember renting as a student in FL (I'm sure it's the same everywhere). I can't speak as a student, but as a full-time professional I gladly recommend Omnibus.
Awful Customer Service. They seemed friendly at first but once move in time came, they are horrible to work with. I called to check on when I would be receiving my security deposit back and got snapped at and hung up on. I still have yet to get my deposit back and I am very disappointed with service. Now that I am not paying rent anymore they don't seem at all compelled to be courteous or have a professional telephone conversation

I've rented from Omnibus for the last 12 months and overall have had very pleasant experience. I found Sherry and Allison both very nice and easy to work with.
Last winter my apartment was absolutely freezing. When I mentioned the problem to Allison she had maintenance come and seal the windows the very next day, and when that wasn't enough she sent them back and they fixed the issue quickly.
Recently when I bought a condo, and needed to leave early they were very easy to work with in getting someone else to take over my lease. When other management companies demand that you be responsible, I was happy when Sherry did all the work of finding someone and getting me out of my lease.
I dont understand other people's negative reviews, as I have had a truly positive experience with Omnibus and would wholeheartedly recommend them to anyone.
Worst company to rent from.
Watch your ass with these people (well, mainly Sherry, everyone else seems fairly normal). They are so slick the second it comes time to get your deposit back. Like the others on this site, I had photographs and a move in form detailing the things that were wrong with the apartment, which was signed by Sherry. She walked through with me and okayed every item on it.
When move out came, however, suddenly I was accused of lying. It was almost impossible to get a walk through appointment. My appointment was scheduled for 2:45 and I had work at 3:30 (which Sherry was informed of). She showed up thirty minutes late (without so much as a call), admittedly coming off of a two-hour lunch break. She forgot all of my paperwork and a clean walk-out form, then lost her mind saying the apartment was too dirty anyway.
Later, she entered the apartment without a call or written notice (illegal) and filled out the walk-out form without me. She made me a cleaning list and told me to reschedule. I cleaned it and rescheduled. She showed up very defensive, very agitated, and trying to intimidate me with pictures of her own. She showed me documents belonging to the former tenant (also illegal) to try and refute claims I made on my move-in form, which may I remind you again, she had signed off on in September. She then made such gems of statements as:
"I have more important things to do today."
"There is no such thing as a legal document in renting."
"I feel sorry for you because you can't trust people. You're relationships must be awful."
And continously refused to give me a ballpark estimate of what items they would be taking out of my deposit and how much. She also refused to fill out a new form, despite the fact that I had fixed problems existing on the other one.
She later snapped and began maniacally Windex-ing my sliding glass door, repeating over and over again that she "just wasn't going to do the walk-through today." Which was the entire point of her showing up.
At the end of it all, she came to my car to return the Windex and the empty paper towel roll to me. I was on the phone with my mom, and Sherry asked to talk to her. Once again, instead of giving the straight answer my mom requested, Sherry just lost it and went on some tirade about having a good rating with the Better Business Bureau. She hung up on my mom, handed me my phone, and said, "Now I know where you learned to treat people. You got it all from your mother."
They will also gouge you for all you're worth rent-wise (mine went from $700 to $900 in the course of a year). They told me it shot up because I had a balcony, but my first year of living there some inspectors came (unannounced) and said that it wasn't up to code and not to use it. In two years, it was never fixed.
Go somewhere else, Boulder sucks for rentals but these people are the worst of the worst. At least Sherry is, and she's the one you're going to be dealing with. Save yourself the hassle.
Best Property Management Experience!. We put three children through the University of Colorado and had the best experience with The Omnibus Group. These people were excellent to work with and very helpful. We would highly reccommend.
A truly great experience!.
I rented a place from Omnibus my last year in Boulder before graduating college and starting the "real world". They renewed my faith in property management groups and landlords. I believed they were all just out to take advantage of college students but Omnibus changed all that. Their service and professionalism was a great comfort and nice change to years past. Many thanks to them for a great place to live in my last year in Boulder.
And yes, I too agree, Boulder is very expensive!
Wonderful Renting Experience.
I rented a really nice apartment in central Boulder from Omnibus for 2 years and it was a great rental experience.
The people at the office were very courtesy and professional. Always promptly returned my phone calls. If something broke or needed any maintenance they were very quick to have it repaired or replaced. They were fair when it came to any financial dealings and were very organized with both their billing and deposit payback. Overall it was a great place to live that was well managed. I would recommend to anyone responsible enough to be a good tenant.
Now if only I could have talked them into discounting my rent a little...maybe next time.
They were great!!. I don't understand what these other people are saying. I rented from Omnibus Group for 2 1/2 years and I don't have a single bad thing to say about them. The girls in the office were always very friendly and helpful and even when it came to breaking my lease, they helped me find a renter for my apartment! For the person below that says they were coming in to do stupid repairs like replacing the batteries in the smoke detector - you should be happy they even did that! I've rented from other companies and it was hard enough to get maintenance over to fix a leak! All in all I was happy with my experience - even though my apartment was kinda expensive, but that's to be expected in Boulder.
Omnibus Horrible!!!. Horrible, mean-spirited, nasty people. Filthy sublet which I thankfully got out of. Dumb & Dumber of Real Estate Management - (I use the term "management" loosely - these gals can barely manage to cross the street) but with a really abusive streak. Run for the hills - Do Not Rent from these rotten people!
Don't Rent from Omnibus. I lived in an Omnibus property for a year. The leasing agent is incompetent and reminded us of that with nearly every interaction. Right from the start she had promised us a reduced rate for 1 month (the remainder of the former tenant's lease) with the remainder of the lease being at the full rate. When we went in to sign the lease she written it up without reduced first month rate, a $200 difference. Despite her denial that she had made us that offer, they were able to correct that mistake but it was just a sign of things to come. A damaged screen door took three months to repair. The agent would periodically drive by our place, as evidenced by the fact that we received threatening letters if the lawn wasn't mowed every five days. As I was concerned about my security deposit I took pictures of every square inch of the place when we moved in and submitted a printed copy of all of the photographs with our check-in forms. When we moved out, the leasing agent told us that ours was "the cleanest move-out" she'd ever seen! When I received my security deposit refund two months later, they deducted money to haul away items that were in the yard when we moved in! Specifically a role of fencing left by another tenant that the Omnibus agent had pointed out to us when we were initially touring the place, suggesting we use it while we were there. Trying to give them the benefit of the doubt, I informed them (in writing) that they had charged me to haul away items that were not my responsibility. They did not respond (not even to deny me, no response whatsoever). I have faxed, and mailed them the original letter and have sent a subsequent letter and have still not heard from them. The bottom line is, even if you pay your rent in a timely manner and take excellent care of the property these people will try and take advantage of you. Their stated interest is in representing the property owners, to the point that they will completely screw over tenants. Do yourself a favor, look for another rental agency.
